Most of the difference between a $1,500 and a $5,000 attic job comes from how much insulation and decking has to be replaced.
What affects the price
- Affected area. Like other remediation, attic work is typically priced around $10–$25 per sq. ft. of affected surface, so a few stained rafter bays cost far less than mold across the whole roof deck.
- Roof deck and framing condition. If the sheathing is only stained it can be cleaned and sealed, but soft, delaminated or rotted decking must be replaced at about $2–$6 per sq. ft., which can add thousands on a large area.
- Insulation removal and replacement. Moldy or wet insulation usually has to come out. Removal runs about $1–$2 per sq. ft., and removal plus new insulation $2–$6 per sq. ft.
- Ventilation fixes. Most attic mold is caused by trapped moisture, so pros often add vents: about $200–$700 per roof vent, $7–$15 per linear foot for a ridge vent, or $300–$650 for soffit vents. Rerouting a bathroom fan that dumps into the attic is a common fix.
- Roof leak repairs. An active roof leak must be repaired before remediation; Angi puts typical leak repairs at $350–$1,250, and Fixr reports $400–$2,500 for roof leaks.
- Containment and testing. Attics need less containment than living areas, but the hatch is usually sealed and air scrubbers run during the job. Basic testing costs about $250–$350, and clearance testing after the work is often extra.
Ways to save
- Fix the cause first: make sure bath and kitchen fans vent outdoors, not into the attic, and that soffit vents aren't blocked by insulation.
- If you're already planning a roof replacement, ask the roofer to replace stained or soft decking while the roof is open; it's much cheaper than doing it from inside later.
- Ask whether cleaning and sealing the sheathing is enough instead of replacing it; stained but sound wood often doesn't need to go.
- Combine attic insulation removal and replacement with remediation so you pay for one crew setup and can upgrade to the recommended R-value at the same time.
- Get at least three written quotes and compare the square footage, method (HEPA sanding, soda or dry ice blasting, chemical treatment) and what is included.
How to get an accurate quote
Ask at least three licensed, insured mold remediation companies for written, itemized quotes. Give each the same information:
- Your attic's approximate size, how you get into it (hatch or pull-down stairs) and how much headroom there is.
- Where the mold is (one slope, around vents, the whole deck), photos, and any known roof leaks or bath fans venting into the attic.
- The type and depth of insulation and whether it is wet or stained.
- Ask whether the bid includes ventilation fixes, insulation replacement, testing, disposal and a warranty against regrowth.
