What goes into the estimate
- Type of repair. Each repair has its own price range, from about $150 for crack sealing to $4,000–$15,000 for a full rebuild. Combine repairs by running the calculator once per item and adding the results.
- Chimney height. Taller chimneys and two- or three-story homes take longer to reach and work on; some contractors charge more for brickwork above 10 feet. The calculator adds 10%–25% for height.
- Access. Steep, tile or slate roofs slow the crew and may need roof staging or scaffolding. The calculator adds 10%–20% for difficult access, and you can tick scaffolding as an extra.
- Region. Labor rates vary across the US. The calculator applies a factor from 0.85 (lower-cost rural areas) to 1.35 (the most expensive metros).
How we built the ranges
Repair prices come from the same published 2026 sources as our chimney repair cost guide: Angi (updated October 2026), HomeAdvisor (June 2026), HomeGuide (January–February 2026), This Old House (March 2026) and Angi's chimney flashing guide (September 2026), with the scaffolding add-on from Fixr (updated January 2025) and Level 2 inspection pricing from HomeGuide (February 2026). The height, access and regional multipliers are WhatHomeCosts estimates; the sources say these factors raise labor but do not publish fixed surcharges.
The calculator does not include repairs to the roof, attic or interior ceilings, water damage or mold, fireplace or firebox work, or permit fees for major rebuilds. Real quotes depend on an on-site inspection; get at least three written quotes before you commit.

Is the calculator result a quote?
No. It's a rough range to help you budget and to judge whether quotes are reasonable. Chimney pros price jobs after inspecting the chimney in person.
Why is the liner range so wide?
Liner prices depend heavily on the material (stainless steel, aluminum, cast-in-place or clay tile), and the chimney height, which is why sources report $625–$7,000.
