What goes into the estimate

  • Roof size in squares. Roofers price by the square (100 sq. ft. of roof surface), not by your home's floor area. A 1,750 sq. ft. house typically has about 2,000 sq. ft. (20 squares) of roof on a moderate pitch.
  • Pitch. Roofs steeper than about 8:12 need harnesses, roof jacks and slower work. The calculator adds 8% for moderately steep roofs, 20% for steep and 30% for very steep or complex ones, in line with the 15–25% (and up to 30%) premiums reported for steep roofs.
  • Material. Installed prices per sq. ft. come from the national ranges in our pillar guide: asphalt $3–$7, metal $5–$16, tile $10–$20 and slate $15–$30.
  • Tear-off layers. The base prices assume one layer of old roofing is removed. A second layer adds roughly $1–$2 per sq. ft., which the calculator models as +15%; an overlay skips that cost (−15%) but is only allowed by some codes.
  • Region. A regional selector adjusts the result from 0.85 (lower-cost rural areas) to 1.35 (the most expensive metros), because labor makes up most of a roofing bill.

How we built the ranges

Installed unit prices come from published 2026 data: Angi (updated March 2026), HomeAdvisor (updated June 2026), HomeGuide's roof replacement, metal roof and flat roof guides, and Fixr (updated February 2026), and match the ranges in our roof replacement cost guide. Tear-off pricing ($1–$2 per sq. ft. for an extra layer) and steep-roof premiums (15–25%, up to 30%) come from RoofingCalc and Roofing Observations. The exact pitch, story and layer multipliers, and the minimum job charge, are WhatHomeCosts estimates that apply those reported ranges.

The calculator does not include structural repairs or truss work ($5–$14 per sq. ft. where needed), full deck replacement ($2–$5 per sq. ft.), gutters, skylights, chimney rebuilding or insulation upgrades. Real quotes depend on an on-site inspection, local codes and the product line you choose.

FAQ

How do I measure my roof in squares?

Multiply your home's floor area (including the garage if it shares the roof) by about 1.1–1.2, then divide by 100. A 1,800 sq. ft. home with a garage under the same roof often has 22–25 squares; steep roofs have more.

Is the calculator result a quote?

No. It is a budgeting range to help you check whether bids are reasonable. Get at least three written quotes based on an on-site inspection.
