Piers are most of the bill; a job that needs only a sunken interior section lifted with slurry or foam can come in under $2,000.

What affects the price

  • Repair method (slab jacking, piers, polyurethane foam). Slabjacking with cement slurry is the cheapest lift at about $3–$9 per sq. ft.; polyurethane foam costs $8–$25 per sq. ft.; and piers, which reach stable soil, cost $990–$4,400 each depending on the type.   • Size of the slab and number of problem areas. Foam and slurry are priced by the square foot, and piers by the count. Olshan reports that a small settled corner needs 4–6 piers, most slab jobs need 5–15, and widespread settlement can take 12–20 or more.

  • Plumbing leaks under the slab. A leaking water or drain line under the slab can wash out soil and cause settling. Angi reports slab leak repairs average about $2,280 ($630–$4,400), including leak detection that runs about $150–$400.
  • Floor coverings that must be removed. Crews often have to cut through tile, hardwood or carpet to reach the slab. Angi reports build-back of a small floor opening at about $300–$500, rising to $10,000+ when finished floors or cabinets are involved.

Ways to save

  • Get an independent engineer's report before calling repair companies, so every contractor bids on the same pier count and method.
  • Ask whether slabjacking will do the job. For a sunken interior or garage slab with no ongoing settlement, it costs a fraction of piers.
  • Have a plumber test for under-slab leaks if the settling is recent. Fixing a leak early ($630–$4,400 on average) can keep it from turning into a pier job.
  • Correct drainage first: clean gutters, extend downspouts and regrade soil away from the slab. Water near the perimeter is a common cause of settlement.

How to get an accurate quote

Get at least three written quotes from licensed, insured foundation contractors, ideally after an engineer's evaluation. Give each the same information:

  • Where you see cracks (slab, brick, drywall), their width and whether they are growing, plus any doors or windows that stick.
  • The engineer's report, any plumbing leak test results and the age of the house.
  • What covers the floor in the affected area (tile, hardwood, carpet) and what sits outside the perimeter (patios, driveways, landscaping).
  • Ask each bidder to list the method, number and type of piers, target depth, floor patching, permits, cleanup and the warranty terms.
