What affects the price

  • Material (vinyl, fiber cement, wood, engineered wood). Material is the biggest driver: vinyl and engineered wood start around $2–$3 per sq. ft. installed, while fiber cement runs $5–$14 and stucco $7–$17. Brick and stone can cost several times more.
  • Square footage. Price scales with the wall area, not the floor area. A 2,000 sq. ft. home typically needs 1,800–2,000 sq. ft. of siding, and gables, dormers and bump-outs add waste and labor.
  • Removal and disposal of old siding. Tearing off and hauling away old siding typically adds $1,000–$2,500, more for heavy materials like stucco.   • Rot or moisture damage found underneath. Hidden rot in sheathing or framing only shows up after tear-off. Minor fixes can cost under $100, but extensive damage can add hundreds or thousands of dollars.
  • Trim and finishing. Trim costs about $0.50–$30 per linear foot, soffit $6–$30 per linear foot and fascia $7–$22 per linear foot. Homes with many windows, corners and decorative details need much more trim work.
  • Labor. Labor typically costs $1–$4 per sq. ft., or $1,800–$8,000 for a typical home, and some crews bill $40–$90 per hour. Two-story homes and heavy materials take longer and cost more.

Ways to save

  • Get at least three written quotes that specify the same product line, thickness, house wrap and trim package.
  • If the existing siding is flat and sound, ask whether new siding can go over it; skipping tear-off can save about $1,000–$2,500, though not every material or code allows it.
  • Choose standard-grade vinyl or engineered wood instead of premium materials if budget is the priority; both cost far less per sq. ft. than fiber cement or stucco.
  • Repair instead of replacing if damage is limited to one wall; siding repairs often cost a few hundred dollars.
  • Schedule in the off-season (late fall or winter in mild climates), when contractors may have more availability.
  • Ask your utility or state energy office about rebates if you add insulation under the siding. The federal 25C tax credit ended for improvements placed in service after December 31, 2025.
